Mr. Sullivan stated they will look at a fourth house style, and will work with Staff on it, but <br />cannot say positively they will add that in. He indicated he knows there was a concern about the <br />alley being 20 feet wide, but they have done this in other communities and it has worked well. <br />He stated the alleyway is made for homeowners only, and they have not seen the need for 24 foot <br />roads. <br /> <br />Vice Chairperson Johnson asked if they would be putting an access to the commercial portion. <br /> <br />Mr. Schulte stated they will work with staff, and do not anticipate it being a problem. <br /> <br />Commissioner Brauer asked what they do with snow on the narrow streets. <br /> <br />Mr. Sullivan stated they try to provide space on the ends of the alley and other little nooks and <br />crannies to store snow. He added the streets will be maintained by the home owners association, <br />and if they have to haul snow offthe premises, that will be included in their budget. <br /> <br />Cindy Sherman, Senior Planner and resident of Rivenwick neighborhood, indicated her reaction <br />is that the use itself is not appropriate. She stated she is not opposed to townhomes, noting <br />another development going in with very nice, upscale townhomes. However, her concern is that <br />the setback is only 30 feet from Highway 10. She stated she does not live that close to the <br />highway, and the noise is considerable at her home. She thinks the units look nice, but is <br />concerned with the number of units, and thinks they will have a negative affect on the area. She <br />added there are already 2000 housing units proposed in the Town Center. <br /> <br />Commissioner Van Scoy asked when the Fire Chief would review the plan. Associate Planner <br />Wald stated he has, and his comments are outlined in the Review Letter concerning street widths <br />and radius. <br /> <br />Commissioner Van Scoy stated he would be concerned with the units that back up to ponds, <br />where there are no 28-foot streets, only alleyways. <br /> <br />Associate Planner Wald indicated the Fire Department agreed that area was a problem. <br /> <br />Mr. Sullivan stated what they have done in the past is to have houses facing the motor coach <br />roads and open area, and they put parking courts by the open space to provide access. He <br />indicated another option would be to make the alley wider in that area. He reiterated this is still <br />the sketch plan phase, and things may change. <br /> <br />Commissioner Van Scoy asked if there is an existing pond on the site. He stated the plan shows <br />a trail going through it, and asked if it is just a concept pond or a real pond. <br /> <br />Mr. Sullivan stated they would like to provide a trail, and the engineers have said in a <br />preliminary opinion that this is where the pond will work. <br /> <br />Planning Commission/November 6, 2003 <br /> Page 15 of 17 <br /> <br /> <br />
