Utilities: All lots are proposed to be served by municipal sewer and water. Construction plans and specifications are subject to review of the City Engineering Department. Plan sheet specific comments are listed at the end of this report. Park Dedication: The park dedication shall be satisfied with a cash payment as was recommended for the preliminary plat of Brookfield Addition. Trail Fee: Trail Fees must be paid for new lots created prior to release of the final plat for recording. Sewer and Water Trunk Fee: This property is included in the Trunk Utility executed between Oakwood Development and the City of Ramsey. Trunk sewer and water fees must be paid for all new lots being created. The rate in effect at the time of final plat approval must be paid prior to the City's release of the final plat for recording. Stormwater Management Fee: A stormwater management fee must be paid for all new lots being created. The rate in effect at the time of final plat approval must be paid prior to the City's release of the final plat for recording Stormwater Pollution Prevention Plan: Hydraulic Grade calculations must be submitted for the storm sewer system. A copy of the stormwater calculations provided to the LRRWMO for plan approval must be submitted to the City. Plan sheet specific comments. Sheet C2: The following changes are required: • Water service insulation must be shaded. • Add risers to profile for each sanitary sewer service. Sewer service on each lot must be edited to match profile elevations. • Check and update inverts based on length of pipe and slope. ALL UTILITY PROFILE SHEETS. • Storm sewer crossing in profile between MH 1 and MH 2 does not match plan view stationing. The size of the pipe is not at the scale of the profile. • The starting point for the sanitary sewer is an existing stub and should be labeled appropriately. Verify elevation and alignment of existing stub prior to starting watermain. A manhole may be needed to correct sanitary sewer alignment. • Add note: "All 6" DIP watermain shall be Class 53." • Add North invert to MH 3 label.
