Real Estate Broker Services Proposal <br />Unique Services and Capabilities <br />Project Manaaement <br />We use an online task -oriented system to track details of all the activities being <br />managed by American Dream Realty. <br />We use it to track leads, initiar property preparation activities, and the actual <br />"project" that occurs between signing of a purchase agreement and closing. <br />It is based on an online system found at www.wrike.corn, and we have tailored the <br />system to reflect collections of procedures I checklists f tasks that support real <br />estate activities- <br />This system is deliberately simple; because our experience is that anything <br />complicated simply does not get used. The web interface is reasonably intuitive to <br />use, and the handheld integration (with Android and iPhorie) is not perfect, it is <br />better than the four other systems we benchrnarked. <br />It creates a daily task list for each named user that shows the assigned tasks, <br />updates may be sent via e-mail or entered directly into the online task_ <br />We are happy to offer up to 3 named user l D's to the City of Ramsey, with <br />coaching on how the system is used by American Dream Realty. <br />If they wish to participate, we can add our current buyer -agents) as <br />"Collaborators" on a project, and they will receive updates. <br />A handy feature is that it will export an Excel spreadsheet of summary information, <br />and we have had good success using that as a collection of discussion points for <br />review meetings, We e-mail it cut in advance of a meeting, and the recipient does <br />not have to know anything about our system to appreciate the list. <br />Leasino Opportunities <br />In special cases, the City may prefer to lease out a property until the tinning is <br />optimal fora sale. American []rearm Realty, Inc. has extensive property <br />management experience, including management of lease contracts for both <br />Commercial and Residential properties_ <br />Consultation <br />We provide consultation to sellers on property improvements that increase the <br />value of the property. resulting in a higher selling price.
