Fee Schedule } Term <br />Commission Fees <br />All fees for real estate services are paid through commission fees et the time of <br />closing_ <br />Residential Property Fee Structure <br />Total Broker Compensation: 5.0% of property safes price <br />Buyer Broker Compensation: 3.0% <br />Leasing Compensation: 1f1211" of annual lease amount <br />Commercial Property Fee Structure <br />Total Broker Compensation: 5.0% of property sales price <br />Buyer Broker Compensation: 3.0% <br />Leasing Compensation: 1,12111 of annual lease amount <br />Carry -Over Compensation <br />From the RFQ: "The City of Ramsey is seeking a relationship in which no 'carry- <br />over' compensation is required Meaning, when the proposed contract for real <br />estate services is terminated, compensation fees would no longer be required." <br />American Dream Realty agrees with the spirit of this requirement, but in the event <br />there are future expenses expressly tied with servicing the City of Ramsey real <br />estate sales needs, we reserve the right to negotiate such expenses with the City <br />as the need arises, <br />Example° We use an online task -oriented system to track details of all the projects <br />(real estate transactions) being rneneged by American Dream Realty. The City of <br />Ramsey may wish to have additional software seats assigned. We would simply <br />bill the City for any additional charges from cur vendor, but those charges may <br />extend beyond the termination of cur contract for real estate services, For <br />example, if the City pays for a year's license in advance, then our contract is <br />terminated, there would be no refund to the City. <br />Contract Term <br />Minimum Term Contract <br />Singe we expect a learning curve with respect to integrating our real estate <br />processes with the City of Ramsey prxedures and douurner7tatiori requirements, <br />American Dream Realty requests a minimum 12-month term with automatic <br />e-month extensions if the City does not explicitly cancel the existing contract. <br />Cancellation of the real estate services contract by either side would require a <br />minimum of 6t day notice. <br />NOTE This term length may require further negotiation, because the City of <br />Ramsey may have legal contract terms that we do not know about until we <br />exchange further dialogue. <br />November 27, 2013 <br />American Dream Really Midwesi, Inc.
