Utilities: City sewer and water are available to the site and the existing plant is connected to <br />these utilities. The owner is obligated to connect the addition to these utilities prior to <br />occupancy. <br /> <br />Landscaping and Screening: A landscape plan is attached as sheet L-1 of the submittal. <br />Since there is no residential zoning adjacent to this site, landscaping buffers are required <br />along those areas adjacent to Industry Avenue and Sunfish Lake Blvd. Landscaping along <br />Sunfish Lake Blvd. appears adequate. No landscaping, however, is proposed adjacent to <br />the parking lot along Industry Avenue. <br /> <br />10. <br /> <br />Drainage: A grading plan has been provided as sheet C-1. The drainage from the existing <br />facility and its proposed expansion along the eastern border of the site is unclear as to <br />whether it is contained on the site or not. All parking lots will drain to the retention pond <br />located in the southwestern corner of the site. The volume of the retention pond is <br />sufficient to contain a four inch storm off the entire 6.24 acre parcel. Also a positive grade <br />of at least 0.5% should be provided along the West curbline of the parking lot to convey the <br />runoff water to the retention pond. <br /> <br />.11. <br /> <br />Building Mater/als: Exterior walls will be concrete block with brick in-filling to match the <br />existing construction along the East fasCade, decorative concrete block will be utilized on <br />the South fas~ade, and concrete block will be utilized on the west fascade including the <br />existing fascade. The materials proposed for use are consistent with code requirements. <br /> <br />12, All final plans must be certified by an architect or engineer. <br /> <br />13. The following is a list of items that were not submitted as required by City Code: <br /> <br />Projected water usage <br />Location of refuse containers <br />Location of lighting <br />Use of adjacent parcels <br />Location of signs (if any) <br /> <br />I recommend approval of the site plan contingent upon the items contained in this review letter. <br /> <br />Shacerely, <br /> <br />City.
