Exhibit C <br />CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />O'CULLINAN PROPERTIES, LLC. <br />On June 26, 2007, Site Plan approval was granted by the City of Ramsey ("City") to <br />O'CULLINAN PROPERTIES, LLC, A MINNESOTA LIMITED LIABILITY COMPANY <br />under the laws of Minnesota ("Permittee"), to construct a square foot office/warehouse facility <br />("Structure") on the property which is legally described as follows: <br />LOTS 1 and IA. BLOCK 1, EBONY ADDITION, ANOKA COUNTY. MINNESOTA <br />the ("Site"). <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval <br />are as follows; <br />1. STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br />2. STATE BUILDING CODE COMPLIANCE. The structure shall be constructed in <br />accordance with the requirements of the State Building Code. <br />4. SITE PLAN COMPLIANCE. The structures shall be constructed on the Site as shown <br />on the Site Plan submittal prepared by Lampert Architects dated May 11`h, 2007. revised <br />�l�av 15h. 7007. <br />5. REQUIRED IMPROVEMENTS. The Perminee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and <br />location as shown on the Site Plan. The Required Improvements are as follows: <br />a. Site grading in accordance with the Grading Plan prepared by Hakanson Anderson <br />dated Mav 11 `h. 2007, <br />b. Installation of concrete and bituminous driveways and parking lot. <br />c. Installation of B-6/12 continuous concrete curbing around the perimeter of all <br />concrete and/or bituminous surfaces. <br />d. Establishment of turf in areas disturbed during constriction and in accordance with <br />the Site Plan. <br />e. Installation and removal of temporary erosion control measures. <br />f. 'Installation of landscaping materials in accordance with the approved Landscape Plan <br />prepared by Lamperr Architects, dated May 11 `h, 2007, revised May 15th. 2007. <br />g. Irrigation metering and backflow devices shall be approved as part of the utility plan, <br />and installed accordingly. <br />h. Irrigation rain senors shall be installed and appropriately placed throughout the <br />development. <br />("Required Improvements)". <br />30 <br />
