5. FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of the fire <br />lanes on the Site shall be as directed by the Citv's Fire Chief. <br />6. LIGHTING. Lighting shall be installed on the site in accordance with the specifications <br />and locations as shown on the Lighting Plan prepared by Lampert Architects dated May <br />111h, 2007. revised May 15t, 2007. <br />No Certificate of Occupancy for the structure will be issued until the Required <br />Improvements, or a financial surety for same, are accepted by the City. <br />7. BUILDING FACADE. The Pennittee agrees to construct all building faces of the same <br />material and design as listed'on the Building Elevations prepared by Lampert Architects, <br />dated Mav 11 `h, 2007. revised May 15rh, 2007. <br />S. STORMWATER MANAGEMENT FEE. The 2007 Stormwater Management Fee is <br />S3965 per industrial acre, and will be paid for through the Tax Increment Financing <br />District established by the City of Ramsey. However, the applicant will be responsible for <br />the stonnwater utility charge, based on the determined Residential Equivalent. Unit <br />(REU) calculation. <br />9. MUNICIPAL UTILITIES. Sewer and water hookup charges and trunk fees will be <br />financed through the Tax Increment Financing district established by the City of Ramsey. <br />10. REQUIREMENTS FOR BUILDING PERMIT. No building permit for the Site wi]1 be <br />issued until the Periittees have: a) signed and returned the TIF Agreement and <br />accompanying Development Permit; b) provided the City with a copy of the LRRWMO <br />and MPCA permits, and c) payment of all fees required under this agreement. No <br />Certificate of Occupancy for the structure will be issued until the Required <br />Improvements, or a financial surety for same, are accepted by the City. <br />11. IMPROVEMENT CONSTRUCTION SCHEDULE. The Required Improvements <br />shall be constructed and completed before December 31, 2007, <br />12. CONSTRUCTION SITE MAINTENANCE. The Pennittees shall adhere to all City <br />ordinances relating to, but not limited to. dumping of garbage, site development, <br />construction debris, open buminC., etc. Construction and Delivery Hours are restricted to <br />7:00 AM to 10:00 PM. Monday through Saturday. All stockpiles of building materials <br />shall be kept 20 feet from the back of curb, or a slit fence around the materials must be <br />installed. The Pennittee shall post a sign stating such at all entrances to the Site, such sign <br />may range from 20 to 30 square feet in size, and be securely anchored in place. <br />13. INSPECTION FEES. The Pennittee shall be responsible for all inspection costs <br />incurred by the City related to the installation of the Required Improvements. The <br />Pennittee shall make a cash deposit into the appropriate escrow account of the City and <br />the City shall have the authority to draw upon these funds for the purpose of <br />compensating for inspection services. The amount of the deposit shall be equal to five <br />percent (5%) of the estimated cost of the Required Improvements. which equates to <br />S3,142.60.
