(Fox Ridge Estates P.U.D., including the 2nd Addition, consists of 200 <br />acres being subdivided into 83 lots). Fox Ridge Estates P.U.D. 2nd Addition has been revised <br />from the preliminary plat which was approved on December 19, 1989 to provide park land <br />between Lot 1, Block 3 and Lot 1, Block 4. The lot proposed for park land was replaced by an <br />additional lot south of 170th Avenue. Per the Engineer's report dated August 7, 1990, the <br />developer is proposing to dedicate Outlots B and C of Fox Ridge Estates to the City to meet open <br />space requirements of the P.U.D. The developer is also proposing to excavate ponds to provide <br />open water in the wetlands. A lot along Potassium Street is proposed to be dedicated as park to <br />provide access and high ground to the low land. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Proposed subdivision <br />Engineer's review dated September 19, 1990 <br />Proposed resolution <br />Proposed development agreement (will be available at the meeting) <br /> <br />Observations: <br /> <br />On September 12, 1989, the City of Ramsey received an application and sketch plan from Gerald <br />Bauer for Trott Brook Ponds Addition (name changed to Fox Ridge Estates in March of 1990). <br /> <br />On October 3, 1989, the Ramsey Planning and Zoning Commission accepted the sketch plan for <br />Fox Ridge Estates and directed the developer to proceed to preliminary plat stage. <br /> <br />On October 12, 1989, the Ramsey Park and Recreation Commission moved to accept land and <br />cash to satisfy park dedication requirements. <br /> <br />During the week of October 30, ~989, the developer resubmitted the proposed plat as a Planned <br />Unit Development (P.U.D.). <br /> <br />On November 6, 1989, the Ramsey Planning and Zoning Commission conducted a public hearing. <br /> <br />On December 4, 1989, the Ramsey Planning and Zoning Commission recommended preliminary <br />plat approval and P.U.D. concept approval of Fox Ridge Estates contingent upon the right to <br />another review by the Commission prior to final plat approval. Partly due to comments from the <br />November 6, 1989 public hearing, the area of the P.U.D. was enlarged. <br /> <br />On December 14, 1989, the Ramsey Park and Recreation Commission reviewed the enlarged Fox <br />Ridge Estates P.U.D. and requirements for park dedication were modified accordingly. <br /> <br /> <br />
