At this time, the <br />developer is requesting final plat approval of the remaining 34 <br />lots in the P.U.D. <br /> <br />Following is a list of comments regarding final plat approval of <br />Fox Ridge Estates 2nd Addition: <br /> <br />In accordance with our letter of August 7, 1990, the developer <br />is proposing to dedicate the low lands (Outlots B and C Fox <br />Ridge Estates) to the City to meet the open space requirement <br />of the P.U.D. The developer is also proposing to excavate <br />ponds to provide open water in the wetland. This excavation <br />is subject to DNR and the U.S. Army Corps of Engineers permit <br />approval. To provide access and high ground adjacent to the <br />low land, City staff recommended that a lot along Potassium <br />Street be dedicated as park. <br /> <br />o <br /> <br />The developer has revised final plat from the preliminary plat <br />to provide park land between Lot 1, Block 3 and Lot 1, Block <br />4. The lot proposed for park land was replaced by an <br />additional lot south of 170th Avenue. <br /> <br />e <br /> <br />Park dedication for public purposes is extended only to those <br />areas requested by the City, the remainder due as a cash in <br />lieu of payment. The developer is proposing additional <br />lowland dedicated to the City for which open space credits <br />should be granted towards the PUD requirement (min. 20%); <br />however, no credit should be given for this land towards' <br />public park dedication. <br /> <br />4.
