However, all lots must contain 27,225 square <br />feet of Class I soils, <br /> <br />A drainage easement must be provided across Lot 9, Block 5 to <br />accommodate the drainage pattern shown on the construction <br />plans. <br /> <br />We would recommend approval of the final plat contingent on the <br />following: <br /> <br />The developer corrects the items discussed in this letter and <br />pays the required park dedication fee. <br /> <br />The developer post the required bond or escrow and enter into <br />a developer's agreement to complete the improvements which <br />includes excavation of the ponds in the wetland. We have <br />estimated the cost of improvements to be $131,800. The bond <br />or escrow is 125 percent of the estimated cost of $164,750o <br /> <br />The developer agrees to pay for Stage II improvements as <br />stated in Article 170.039c of the City Code.
