"the Improvements". UTILITIES. Permittee shall cause the Structure and the existing building on the Site to be connected to City sewer and water when said utilities become available to the Site. e FIRE LANES. A fire lane and fire entrances shall be installed. The exact location of these items on the Site shall be as directed by the City's Fire Chief. LIGHTING. Any lighting installed on the Structure or in the parking lot shall be designed so as to deflect light away from Highway #10 and Riverdale Road N.W. OVERHEAD DOORS. The overhead doors for admitting vehicles into the Structure shall be located on the east side of the Structure. FENCED AREAS. The redwood fenced area shown on the Site Plan intended for the refuse container shall be expanded to include sufficient area for the Permittee's exterior storage needs. 10. ~EQUIREMENTS FOR BUILDING PERMIT. Ail site grading, drainage and landscaping required by this permit shall be subject to approval by the City Engineer. Plans as required by Section 170.017L of the City Code, shall be submitted to the City Engineer and approved prior to issuance of the Building Permit for the Structure. 11. IMPROVEMENT 'CONSTRUCTION SCHEDULE. The Improvements required shall be constructed and installed on or before October 31, 1990, except that the installation of landscaping and bituminous surfacing shall be completed on or before June 30, 1991. 12. ESCROW. In order to insure the installation of the Improvements in accordance with city specification and in a timely manner, the Permittee shall be required to deposit with the City a cash escrow or letter of credit approved by the City, in the amount of $ , which is 150% of the city's estimated cost of the Improvements.
