PARK DEVELOPMENT <br /> <br />I <br />I <br /> <br />Future park development (13 acres) is not anticipated to <br />significantly affect traffic on Hwy. 10. <br /> <br />RURAL RESIDENTIAL DEVELOPMENT <br /> <br />Table 10 indicates that 944 lots were in the subdivision process <br />prior to implementation of "4 in 40" zoning. These are <br />illustrated on Figure 6. Of these lots 339 are being developed <br />within the MUSA (as expanded 7/89). An additional 639 lots were <br />created by subdivisions receiving approval prior to the City's <br />implementation of "4 in 40" zoning. The following table <br />summarizes traffic impacts associated with the future development <br />assuming that 90% of the lots are developed by 2010. <br /> <br />TRAFFIC IMPACTS OF NEW RESIDENTIAL <br />DEVELOPMENT IN R-iR DISTRICT <br /> <br />Gross Acreage <br />No. of Lots <br />No. of Developed Lots @ 90% <br />No. of Daily Vehicle Trips <br />No. of Peak Hour Trips <br />65% of MUSA in Peak Hour <br /> <br />2,442 <br />639 <br />575 <br />5,750 <br />575 <br />374 <br /> <br />New residential development has the potential of increasing daily <br />traffic on Hwy. 10 by approximately 13% (374/2990 Mn/DOT). <br /> <br />COMMERCIAL/INDUSTRIAL DEVELOPMENT <br /> <br />Approximately 140 acres of the 205 acre expansion are zoned <br />industrial with an additional 30 acres zoned commercial. <br />Approximately 49 acres of the industrial land is currently <br />developed and approximately three acres of commercial land is <br />currently developed. <br /> <br />The City's zoning ordinance requires a minimum lot size of one- <br />half acre and allows a maximum lot coverage of 35% for commercial <br />(B-i) zoning. Industrial development in the I-1 zoning district <br />is required .to have a one acre minimum lot size with a maximum <br />lot coverage of 35%. Historically, however, the average lot <br />coverage has been approximately 15% in the non-sewered area and <br />20% in the sewered area for both commercial and industrial <br />development. From a theoretical standpoint, with a 35% allowable <br />lot coverage, the MUSA expansion would have no impact on the <br />development density, and thus would have no impact on traffic <br />generation. <br /> <br />22c <br /> <br />/53 <br /> <br /> <br />
