However, it has been the case that the sewered area does in fact-
realize a somewhat higher lot coverage. Table thus provides
a comparison of the traffic impact of commercial and industrial
development associated with development at 15% lot coverage, 20%
lot coverage and the allowable 35% lot coverage. As can be seen,
the MUSA expansion is likely to increase peak hour commercial
traffic by approximately 11.7% (142/1218). A theoretical number
of 1784 peak hour trips could be generated under the allowable
35% lot coverage, however, as earlier indicated, this could occur
with or without MUSA expansion.

2010 TRAFFIC IMPACTS ASSOCIATED WITH COMMERCIAL AND INDUSTRIAL DEVELOPMENT

WITHIN 205 ACRE MUSA EXPANSION

B-1 Co.m~e~cial Acreage
B-1 Bulldlng Development
No. of Employees~
No. of Vehicle Trips3

At 15% At 2O%
w/out with At 35%
MUSA MUSA Allowable

30 30 30
176,400 235,200 411,600
466 623 1,089
5,280 7,050 12,360

I-1 Industrial Acreage _
I-1 Building Developmentz
No. of Employees~
No. of Vehicle Trips5

140 140 140
823,300 1,097,700 1,921,000
1,646 2,196 3,842
9,954 9,954 9,954

Total No. of Daily Comm/Ind. Mn/DOT's
most recent traffic counts in 1988 indicate 29,900 vehicles per
day at approximately the same location (Hwy. 10 west of Thurston
Avenue). At the peak hour approximately 2,990 vehicles would be
on Hwy. 10. Utilizing MC's standard of 1,200 vehicles per lane,
Hwy. 10 capacity would be 2,400 vehicles each direction for a
total of 4,800 vehicles per hour. By comparison, Anoka County
and Mn/DOT standards utilize 1,600 vehicles per lane for a total
capacity of 6,400 vehicles per hour. The following summarizes
the traffic impacts of the MUSA expansion and new rural
residential development on Hwy. 10.

22d

I /54
