The Planning and Zoning Commission may do so for <br />their review purposes, however, because of building code requirements the Building Official <br />cannot waive the requirement for building plans certified by an architect. <br /> <br />The Building Official has also informed Mr. Vevea and City Staff that according to Uniform <br />Building Code, Mr. Vevea's facility type is limited to a maximum of 16,000 square feet without <br />installation of a sprinkler system throughout the facility. Grace & Associates dated October 16, 1990 <br />Proposed site plan development permit <br /> <br />Recommendation: <br /> <br />City Staff recommends that serious consideration be given to the issues of waiving code mandated <br />improvements, particularly curb, gutter and paving. There has been a concerted effort in the past <br />two years to bring pre-existing facilities into compliance at the time of expansion, and the City has <br />an obligation to those who expanded within the last two years to uniformly enforce the code. <br />There is also logic to the suggestion that heavy industrial uses be held to less stringent aesthetic <br />standards, however, the appropriate course of action would be to amend the codes accordingly.
