I <br />I <br />I <br />I <br />I <br />I <br />i <br />I <br />I <br />I <br />I <br />I <br />I <br />i <br />I <br />I <br />I <br />I <br /> <br />CITY OF RAMSEY <br />DEVELOPMENT CONTRACT <br />FOR <br /> <br /> EGAN OIL COMPANY <br /> <br />On November 13, 1990, Site Plan approval was granted by the City <br />of Ramsey ("City") to Egan Oil Company, a Minnesota corporation, <br />500 Industry Avenue, Ramsey, Minnesota ("Permittee") to construct <br />a 4,000 square foot cold storage warehouse ("Structure") on the <br />property at the northwest corner of the intersection of 146th <br />Avenue NW and Armstrong Boulevard, Ramsey, Minnesota, which <br />property is legally described as follows: <br /> <br />Lot 3, Block 2, HY-10 RAMSEY, Anoka County, Minnesota. <br /> <br />PIN: 29-32-25-14-0010 <br />("Site") <br /> <br />This approval is issued pursuant to Section 170.017L of the Ramsey <br />City Code. The conditions of this approval are as follows: <br /> <br />STRUCTURE. The Structure shall be constructed as shown <br />on the plans submitted to and approved by the City's <br />Building official. Approval is given for a concrete <br />block building to be constructed in accordance with the <br />Site Plan presented to the city. All building plans must <br />be prepared and certified by a registered engineer or <br />architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The Structure shall be <br />constructed in accordance with the requirements of the <br />State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The Structure shall be sited on <br />the Site as shown on the Site Plan submitted by <br />Permittee, which Site Plan is attached hereto as Exhibit <br />"A" and consists of one (1) sheet and is hand drawn by <br />Permittee. <br /> <br />REQUIRED IMPROVEMENTS. Permittee will construct and <br />install the following Site Improvements on the Site: <br /> <br />Concrete Curb consisting of B612 around new parking <br />lot perimeter and driveway; <br />Bituminous parking lot and driveway; <br />Class V installation; <br />Site Grading; <br />Security lights; <br /> <br /> <br />
