I I I I I I i I I I I I I i I I I I CITY OF RAMSEY DEVELOPMENT CONTRACT FOR EGAN OIL COMPANY On November 13, 1990, Site Plan approval was granted by the City of Ramsey ("City") to Egan Oil Company, a Minnesota corporation, 500 Industry Avenue, Ramsey, Minnesota ("Permittee") to construct a 4,000 square foot cold storage warehouse ("Structure") on the property at the northwest corner of the intersection of 146th Avenue NW and Armstrong Boulevard, Ramsey, Minnesota, which property is legally described as follows: Lot 3, Block 2, HY-10 RAMSEY, Anoka County, Minnesota. PIN: 29-32-25-14-0010 ("Site") This approval is issued pursuant to Section 170.017L of the Ramsey City Code. The conditions of this approval are as follows: STRUCTURE. The Structure shall be constructed as shown on the plans submitted to and approved by the City's Building official. Approval is given for a concrete block building to be constructed in accordance with the Site Plan presented to the city. All building plans must be prepared and certified by a registered engineer or architect. STATE BUILDING CODE COMPLIANCE. The Structure shall be constructed in accordance with the requirements of the State Building Code. SITE PLAN COMPLIANCE. The Structure shall be sited on the Site as shown on the Site Plan submitted by Permittee, which Site Plan is attached hereto as Exhibit "A" and consists of one (1) sheet and is hand drawn by Permittee. REQUIRED IMPROVEMENTS. Permittee will construct and install the following Site Improvements on the Site: Concrete Curb consisting of B612 around new parking lot perimeter and driveway; Bituminous parking lot and driveway; Class V installation; Site Grading; Security lights;
