Ms. Sylvia Frolik <br />January 16, 1991 <br />Page 2 <br /> <br />(i) <br /> <br />A triangular parcel has been eliminated <br />from Lot 5, Block 4, one of the golf <br />course lots. Additional lake <br />construction is expected in the omitted <br />area and it was thought best to defer <br />platting until such proposed excavation <br />is further defined. This change appears <br />on the proposed Final Plat of NLA. <br /> <br />(2) <br /> <br />Northfork Fifth was approved with a <br />trail corridor winding through it. <br />Certain portions of the trail are 75 <br />feet wide and other portions 35 feet <br />wide. Upon completion of the golf <br />course layout, it was discovered that <br />there is a certain conflict between the <br />trail alignment and proposed golf course <br />layout in the vicinity of the UPA <br />substation. We addressed this issue <br />with the Park Commission at its January <br />meeting, and the Commission felt there <br />would be no problem in diminishing the <br />width of the trail from 75 feet to 45 <br />feet for a few hundred feet in this <br />area. This proposed change has not yet <br />been incorporated into the submitted <br />final Plat, but revisions will be <br />available prior to the Council meeting <br />on January 22nd. <br /> <br /> It is anticipated that golf course construction will commence in <br />March; that site grading, seeding and bridge construction will be <br />completed this year; that the clubhouse parking lot and adjoining <br />buildings will be constructed in the Spring of 1992; and that the <br />course will have its grand opening by July 4 of 1992. <br /> <br /> The golf course has been designed by Mr. Joel Goldstrand of <br />Fairway Architects, Inc.; will be built and owned by Glenn Rehbein <br />Excavating, Inc.; and will be managed and operated by Great Scot <br />Golf, Inc. Representatives of these parties will be available on <br />January 22nd for a short presentation and to answer any questions <br />the Council or staff may have. <br /> <br /> We have reviewed the Final Plat and the Engineering submittals <br />with your City Attorney and City Engineer. <br /> <br /> <br />
