CITY OF RAMSEY <br /> <br />ANOKA COUNTY, MINNESOTA <br />DEVELOPMENT AGREEMENT - ECHO RIDGE <br /> <br />ADDITION <br /> <br /> THIS AGREEMENT, made and entered into by and between the CITY OF <br />RAMSEY, a municipal corporation of the State of Minnesota (the "CITY"), and Gerald J. Bauer <br />and Heidi A. Bauer, husband and wife, whose address is 6131 Green Valley Road, Ramsey, <br />Minnesota and Robert D. Longfield and Klm A. Longfield, husband and wife, whose address is <br /> <br />5731 170th Lane N.W., Ramsey, Minnesota, all hereinafter referred to as "the DEVELOPER." <br /> WlTNESSETH: <br /> WHEREAS, the DEVELOPER is the fee owner of the following described property <br />situated in the CITY OF RAMSEY, County of Anoka, State of Minnesota, and legally described <br />as follows: <br /> <br /> Lot 4, AUDITOR'S SUBDIVISION No. 27, Anoka County, Minnesota, EXCEPT <br /> the following described tract: <br /> All that part of said Lot 4, lying west of the following described line (hereinafter <br /> referred to as Line A); Commencing at a point on the north line of said Lot 4, 317 <br /> feet east of the most northwesterly comer of said Lot 4; thence in a southerly <br /> direction on a line parallel with the east line of said Lot 4 to the south line of said <br /> Lot 4, together with an easement for road purposes over the south 66 feet of that <br /> part of said Lot 4 lying west of said Line A. <br /> And Lots 5 and 6, AUDITOR'S SUBDIVISION No. 27, Anoka County, <br /> Minnesota. <br /> <br />the "Subject Property"; and <br /> WHEREAS, on April 9, 1991, pursuant to Resolution 4/91-04- , the CITY <br />approved the final plat of the Subject Property which plat is known as Echo Ridge (the "Plat") <br />contingent on certain requirements, including DEVELOPER and CITY entering into this <br />contract; and <br /> WHEREAS, the Plat consists of three lots totalling approximately 48.48 acres; and <br /> WHEREAS, approval of the Final Plat is given pursuant to the City's Subdivision Code <br />Section 9.50.05 (Subd. 2), entitled "Division or Consolidation of Unplatted Lots"; and <br /> WHEREAS, no expenditure of CITY funds, will be made until-the City Code escrow <br />requirements have been fulf'flled by DEVELOPER. <br /> <br />NOW, THEREFORE, the CITY and DEVELOPER agree as follows: <br /> <br /> <br />
