I <br />I <br />I <br />I <br />I <br />I <br />i <br />I <br />I <br />I <br />i <br />I <br />I <br />I <br />I <br />I <br />! <br />I <br />I <br /> <br />DEVELOPMENT AGREEMENT - ECHO RIDGE <br /> I. <br /> STAGE I IMPROVEMENTS <br /> <br />ADDITION <br /> <br />Improv~m~nts; The Developer shall construct Class 5 improvements as directed by the <br />City Engineer, in accordance with City standards and specifications. These improvements <br />include the alignment and Class 5 construction of 177th Avenue N.W. from St. Francis <br />Boulevard N.W. east into the Plat of Echo Ridge a sufficient distance to provide Lots 1, 2, <br />and 3 of Block 1 with 200 feet of frontage and terminating in a temporary cul-de-sac to <br />provide maneuverability for, but not limited to, public safety and emergency vehicles. <br />Improvements shall also include shaping the street and related ditches, grading, <br />backslopes, drainage, and seeding in accordance with plans required and approved by the <br />City Engineer. The Developer shall be responsible for notifying all affected property <br />owners along 177th Avenue N.W. of the proposed street improvements at the time said <br />plans are submitted to the City Engineer for approval. The Developer shall be responsible <br />for any expenses associated with the construction of these improvements. The Developer <br />shall restore all disturbed areas as specified by the City Engineer. The Developer shall also <br />provide erosion control measures during construction. Said improvements shall be <br />completed on or before November 30, 1991. <br /> <br />Variance: The City of Ramsey grants a variance in not requiring hard surfacing of the <br />proposed expansion of 177th Avenue Northwest prior to the recording of the plat. <br /> <br />Dedication of Drainage and Utility Easements: Drainage and utility easement shall be <br />dedicated to the CITY as shown on the Final Plat. <br /> <br />Restoration: DEVELOPER shall restore all turf disturbed areas, including ditches, <br />grading, backslopes, drainage and turf establishment by seeding the ditch areas. Said <br />restoration to include such additional items as the CITY Engineer may direct. <br /> <br />Financial Guarantee: The Developer shall provide a financial guarantee for the construction <br />of these improvements. This guarantee shall be in the form of cash or City approved Letter <br />of Credit in the amount of Dollars ($ .) for <br />Class 5 Improvements. <br /> <br /> <br />
