To <br />identify this docmnent for future reference, it has been marked received by the City May 8, 1991. <br />] am also in receipt of a two sheet set of architectural plans prepared by Phillip D. Johns. on with tile <br />latest revision date March 7, 1991. The City Council had reviewed and approved terms of a <br />conditional use permit on April 23, 1991 regarding your proposed activity. I have reviewed the <br />above and offer the following comments: <br /> <br />1) <br /> <br />Location: Tile subject property is all irregularly shaped parcel approximately 2.5 acres is <br />size and is located in tile B-W Business Warehouse District within the Urban Reserve Area. <br />Surrounding land use includes adjacent industrial properties to the west and east and also <br />across proposed 142nd Avenue N.W. to the northeast. Land immediately north of the <br />subject property across proposed 142nd Avenue N.W. is currently vacant. <br /> <br />2) <br /> <br />Lot (~over.age: Structures are proposed to cover less than four percent of tile total lot. This <br />is considerably ,less that the allowable 35% maximum coverage. <br /> <br />3) <br /> <br />~ City Code requires industrial buildings to provide one space for each employee <br />on the maximurn working shift. The applicant has indicated there will be six employees on <br />the maximum shift. The Planning and Zonir~g Commission had recommended nine parking <br />stalls be provided. This was reaffirmed by the Council. Only eight stalls are indicated on <br />the submitted site plan. An additional stall can be easily accommodated by expanding tile <br />pm'king area 10 feet to tile east. <br /> <br />4) <br /> <br />Setbacks: The setbacks listed ell tile site plan are eon'ecl. All buildings appear to comply <br />with the stated setbacks based upon scaling on tile sile plan. However, some selback <br />dimensions have been omitted on tile site plan. <br /> <br />5) <br /> <br />lJtilities: This site is located outside the Metropolitan Urban Service Area, ahhough it is <br />within Ihe MUSA expansion area which is anticipated to be approved in the near future. <br />Provisions for on-site water and waste water disposal are illustrated. The applicants should <br />be made to agree to petition for water and sewer when such a petition is presented. <br /> <br />Loading Facilities: City Code requires loading dock facilities or industrial facilities having <br />a floor :u'ea of 10,(1()0 square feet or more. This facility has less than 10,000 square feet of <br />floor area. llowever, three trailer loading lanes are provided. Care should be taken to <br /> <br /> <br />
