Care shtmld <br />be taken to insure that this lighting does not emit excessive bounce-off the property. The <br />light proposed for tile office building is approximately 70 feet away from the street right-of- <br />wily. <br /> <br />Drainagq:; The natural drainage from the site is generally from the southeast to tile <br />northwest. Following development, the applicant proposes continuing the pfc- <br />development drainage trend by channeling surface water over land and depositing it into the <br />street right-of-way. The grading plan for the proposed street prepared by DcWayne C. <br />Olson, dated May 7, 1976, indicates that a 2-1/2 foot V-ditch will be constructed as a pm't <br />of the right-of~way. This ditch will convey drainage east and south to a ponding basin <br />located on Outlot C of the Gateway North Industrial Park Subdivision. <br /> <br />Acccs,s: The applicant proposes providing access to the property at a point approximately <br />270 feet east of Ihe future Limonite Street N.W. The proposed location is acceptable with <br />respect to the dedicated streets being constructed. However, at the present time, thc <br />property has no access to an existing street. The conditions of access were addressed in the <br />conditional use permit approved by City Council. <br /> <br />Site Improvements; Tile Planning and Zoning Commission had recommended that curb <br />and gutter be provided for all paved areas up to the front building line. I believe this to be <br />reasonable considering the nature of the land use. Bituminous paving is identified on the <br />site plan for the front parking and trailer lane areas. This paving is consistent with tile City <br />policy for hard surfacing all traveled areas. I do believe there will also be travel between <br />the bottom of fire loading dock and the two principal structures.
