o <br /> <br />o <br /> <br />0 <br /> <br />10. <br /> <br />ll. <br /> <br />SITE PLAN COMPLIANCE. The Structures shall be sited on the Site as shown on <br />the Site Plan submitted by the Permittee, which Site Plan is attached hereto as Exhibit "A" <br />and consists of one sheet, is dated as received by the City on April 25, 1991, and was <br />drawn by Vanman Construction Company. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee will construct and install the <br />following Site improvements on the Site in accordance with the specifications and location <br />as shown on Exhibit "A". The "Improvements" are as follows: <br /> <br />Bituminous driveway, parking lot, and exterior storage area; <br />Concrete curb and gutter around the perimeter of pavement up to the front building <br />line; <br />Site grading; <br />Landscaping, including sod and seed; <br />Fire lanes. <br /> <br />LANDSCAPING. The landscaping improvement shall be in accordance with Exhibit <br />"B" dated March 15, 1991 and received by the City on March 19, 1991. The fenced <br />exterior storage area shall be screened. The screening shall consist of the design shown on <br />Exhibit "B". All disturbed areas will need to be seeded or sodded. The landscape <br />plantings required herein shall have minimum dimensions as follows: <br /> <br />Amur Maple <br />Radiant Crab <br />Hughes Juniper <br />Winged Euonymus <br />Pontentilla <br /> <br />5' in height <br />1-3/4" diameter <br />15 to 18" spread <br />36"B &B <br />15 to 18" spread <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />MUNICIPAL SEWER AND WATER. The Perrnittee agrees to connect to City sewer <br />and water at the time sewer and water is extended to the area and herein agrees to join in a <br />petition for such improvements when such petitions are presented. <br /> <br />BITUMINOUS PARKING SPACES. The Permittee shall provide 278 bituminous <br />surfaced parking spaces, including six (6) handicap spaces, for employees and customer <br />parking. <br /> <br />LIGHTING. Any lighting installed on the Structures or in the parking lot shall be <br />designed so as to deflect light away from Nowthen Blvd. N.W. (County Road #5). <br />Lighting shall be constructed and placed as indicated on Exhibit A. <br /> <br />REQUIREMENTS FOR BUILDING PERMIT. No building permit for the site will <br />be issued until: 1) the applicant has signed and returned the development permit, and 2) <br />Cash or a Letter of Credit is deposited with the City in an amount equal to 150% of the City <br />Engineer's estimated cost of the required improvements is deposited with the City. No <br />Certificate of Occupancy for occupancy of any building on the site will be issued until the <br />improvements are accepted by the City. <br /> <br />IMPROVEMENT CONSTRUCTION SCHEDULE. The Improvements required <br />shall be constructed and installed on or before May 31, 1992. <br /> <br />Ilo <br /> <br /> <br />
