The new proposed plat consists of 20 residential lots and <br />Outlot A, comprising approximately 60 acres. The proposed plat is bounded on the north <br />by the plat of Northfork Third; on the east by the plat of Northfork Trail Addition; <br />on the south by marshland; and on the west by more marshland and the plat of <br />Northfork Park Addition. The proposed plat lies generally east of Andrie Street NW. <br /> <br /> It is anticipated that upon completion of the platting process Outlot A shall <br />be conveyed to the Northfork Homeowners Association. The bulk of the abutting <br />marshland will also be ultimately conveyed to the Association as future plats are <br />developed. <br /> <br /> Roads: Names, Width, Alignment and Length. According to the road grid adopted <br />by the City the names of the involved streets are 159th Street NW (generally east-west) <br />and Yak Circle (cul-de-sac). In the approved preliminary plat for Northfork Fifth <br />the City was willing to waive the adopted grid names and allow Northfork to choose <br />road names reflecting a golf course milieu and the meandering nature of the overall <br />roadway pattern. We would ask that this waiver continue. <br /> <br /> For roads in the approved plat of Northfork Fifth the City allowed a narrowing <br />of the required road width from 31 feet to 29 feet. No parking was allowed on the <br />streets. The narrowing of the road width was allowed to help create a "country lane" <br />effect and minimize interference with the golf course operation. While the golf <br />course is not located east of Andrie Street numerous trails and heavy woods are. A <br />continuation of the 29 foot roadway width is requested so as to minimize adverse <br />effects on the adjoining environment. <br /> <br />In 1985 the City approved an overall concept plan for the Northfork PUD.
