I am also in receipt of a three sheet plat entitled "Hunters Ridge" prepared by Lots Surveys <br />Company, Inc. and received by the City on May 22, 1991. I offer the following comments: <br /> <br />1. Sheet 1 of 3. The graphic scale in the upper left hand corner and the stated scale of 1 inch <br /> equaling 80 feet are both incorrect. The correct scale where the segment of the subdivision <br /> illustrated on Sheet 1 of 3 should be 1 inch equals 200 feet. <br /> <br />Sheet 1 of 3. Outlot B should be dedicated as a drainage easement in fulf'fllment of the 20% <br />open space requirement. <br /> <br />Sheet 2 of 3. The stated scale of 1 inch equals 80 feet is incorrect. The scale should be 1 <br />inch equals 100 feet. <br /> <br />Sheet 2 of 3. Outlot A should be dedicated as a drainage easement in fulfillment of the 20% <br />open space requirement. <br /> <br />5. Sheet 3 of 3. Lot 6 of Block 1 has less than the 160 feet minimum frontage required. <br /> <br />Sheet 3 of 3. The drainage easement shown on Block 2 covering portions of Lots 5, 6, 7, <br />8 and 9 lacks proper definition. The dimensioning needs to be added to specify the exact <br />boundaries of easement. <br /> <br />In addition, an updated drainage plan for the subdivision needs to be submitted. A previous <br />drainage and grading plan submitted April 1 lth provides the general drainage concept which is <br />reflected in the street grade plan. However, a revised drainage plan needs to be submitted, since <br />then there have been substantial changes in the street and lot layout. The plan should contain lot <br />pad elevations, location of drainage structures, holding and detention pond bottom elevations and <br />overflows and erosion control plans. Also, I am requesting a mylar identifying the exact size of <br />each lot in the subdivision, excepting ouflots and park. <br /> <br />Since the above concerns outlined in this letter are either minor or technical in nature, I am <br />recommending approval of the subdivision contingent upon the items discussed in this letter and <br />will therefore be appending this letter to the proposed development agreement. <br /> <br />Respectfully submitted, <br /> <br />CITY~~EY <br />stev~n J.
