In subsequent discussions r~garding the plat, the City Engineer has indicated his disfavor with
creating unimproved dedicat~ strut righT-of-way. Staff re~mmendation is that the Developer plat
a 66 foot wide futur~ roacl right-of-way along the western boundary of Lot 2 as Outlot A and
convey it to the City. This way, thc intent of the Planning and Zoning Commission would be met
and the City would not be creating an unimproved dedicated st~t. In addition, ff at some point in
the future the property is resubdivided with an alternate road alignment for access to the northern
40 acres, releasing the outlot would be a simpler task than vacating a dedicated road easement.

Council Action:

Motion to:
Adopt Resolution g91-06-, granting final plat approval to $ibbel Addition, a minor
subdivision consisting of 4 lots and 1 ouflot.

Review Checklist:

Zoning Administrator
CiD, Engineer
City Anomey
City.
