The subject property is currently consists of 5 metes and bounds parcels. Mr. Sibbel is <br />proposing replat the southern 38 acres' into 4 lots and retain his home on the northern 40 acre <br />parcel. Mr. $ibbel is proposing to continue to have access to his home on the northern 40 acres <br />parcel from 155th Avenue N.W. across what would now be Lot 1 of Sibbel Addition. Mr. <br />Sibbel's son has a home on what would be Lot 2; Lots 1, 3 and 4 would be vacant. Lot 1 would <br />need a variance to the 200 foot street frontage requirement. <br /> <br />The following items are enclosed for yom' information: <br /> <br />a) <br />b) <br />c) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Existing site <br />Proposed site <br />Proposed plat <br />City Engineer's review letter dated May 30, 1991. <br />Proposed resolution granting final plat approval <br />Proposed development agreement <br /> <br />Observations: <br /> <br />On May 13, 1991, the City of Ramsoy received a subdivision application from Werner Sibbel for <br />Sibbel Addition, a minor subdivision, <br /> <br />On June 4, 1991, the Ramsey Planning and Zoning Commission reviewed the sketch plan for <br />Sibbel Addition and recommended that the developer proceed to City Council for final plat <br />approval contingent upon the developer providing a 66 foot easement along the western boundary <br />of Lot 2 to provide for a future street access to the property to the north. <br /> <br />On June 13, 1991, the Rarnsey Park and Recreation Commission reviewed the proposed plat and <br />recommended that park dedication be satisfied with cash; $350.00 for each of the newly platted <br />vacant lots (3 x $350 = $1,050.00). <br /> <br />Recommendation: <br /> <br />The Planning and Zoning Commission has recommended final plat approval of Sibbel Addition <br />contingent upon the developer providing a 66 foot wide street easement along the western <br />boundary of Lot 2 for future road right-of-way to access the property to the north. <br /> <br /> <br />
