I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br /> CITY OF RAMSEY <br /> ANOKA COUNTY, MINNESOTA <br />DEVELOPMENT AGREEMENT . $1BBEL ADDITION <br /> <br />THIS AGREEMENT, made and entered into by and i~twe~n the CITY OF RAMSEY, a <br />municipal corporation of the State of Minnesota (the "CITY"), and WERNER SIBBEL, whose <br />address is 7335 155th Avenue N.W., Ramsey, Minnesota ("the DEVELOPER") <br /> <br />WITNESSETH: <br /> <br /> WHEREAS, the DEVELOPER is the fee owner of the following described property <br />situated in the CITY OF RAMSEY, County of Anoka, State of Minnesota, and legally described <br />as follows: <br /> <br />Thc Northeast Quarter of the Northeast Quarter of Section 21, Township 32, Range 25. <br />Except the following two described tracts: <br /> <br />No. 1: The South 263 feet of the West 166 feet of the said Northeast Quarter of the <br />Northeast Quarter as measured along the west and south lines thereof. <br /> <br />No. 2: The South 263 feet of said Northeast Quarter of the Northeast Quarter which lies <br />east of the west 326 feet thereof. Together with the following three described tracts: <br /> <br />No. 1: The east 400 feet of the west 1120 feet of the south 263 feet of said Northeast <br />Quarter of the Northeast Quarter of Section 21. <br /> <br />No. 2: That part of the south 263 feet of the Northeast Quarter of the Northeast Quarter of <br />Section 21 which lies easterly of the west 1120 f~t thereof. <br /> <br />No. 3: The South Half of the South Half of the North Three Quarters of the Northwest <br />Quarter of the Northwest Quarter of Section 22, Township 32, Range 25 which lies <br />westerly of the center line of County Road No. 56. <br /> <br />The West 394 feet of the east 994.13 feet of the south 263 feet of said Northeast Quarter of <br />the Northeast Quarter of Section 21 as measured along the west and south lines thereof. <br /> <br />the "Subject Property"; and <br /> <br /> WHEREAS, on June 25, 1991, pursuant to Resolution g91-06- , the CITY approved <br />the final plat of the Subject Property which plat is known as SIBBEL ADDITION (the "Plat,) <br />contingent on certain requirements, including DEVELOPER and CITY entering into this <br />contract; and <br /> <br />WHEREAS, the Plat consists of four lots and one ouflot totalling approximately 38 acres; <br /> <br /> WHEREAS, approval of the Final Plat is given pursuant to the City's Subdivision Code <br />Section 9.50.05 (Subd. 2) entitled "Division or Consolidation of Unplatted Lots". <br /> <br /> WHEREAS, no expenditure of CITY funds will be made until City Code escrow <br />reequirements have been fulfilled by the DEVELOPER. <br /> <br /> <br />
