1 <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />i <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />CASE <br /> <br /> REQUEST <br />CASE OF LES <br /> <br />FOR A REVISED PRELIMINARY PLAT FOR RIVER BLUFFS <br /> PLANNED UNIT DEVELOPMENT (P.U.D.); <br /> MILLER AND JACK MILLER, JUNIPER RIDGE PARTNERSHIP <br /> By: Sylvia Frolik, Zoning Administrator <br /> <br />Background: <br /> <br />In December of 1989 the City Council granted preliminary plat approval of River Bluffs P.U.D. <br />The plat consisted of 60 acres to be developed with 20 single family rural residential lots. The time <br />flame for filing for final plat approval expired in December of 1990. In accordance with City <br />Code, the developers have requested and received extensions to that time frame from the City <br />Council. <br /> <br />Since about January of this year, the developers have been working with City Staff and the <br />Planning and Zoning Commission to obtain a revision to their preliminary plat. One of the <br />revisions was rejected by the Planning and Zoning Commission in May and the developers chose <br />not to proceed to City Council with it. Two more revisions were presented to the Planning and <br />Zoning Commission on July 16 and one was selected by the Commission to proceed to a public <br />hearing. The Planning Commission conducted a public hearing at their regular meeting in August <br />and recommended City Council approval of the proposed revised preliminary plat. <br /> <br />In summary, the revisions in the proposed revised preliminary plat vary from the approved <br />preliminary plat in the following ways: a) the through street at Juniper Ridge Drive was replaced <br />with a cul-de-sac; b) an access from 153rd has been added that connects with Juniper Ridge <br />Drive; c) creates an additional cul-de-sac at the northeast comer of the plat. The through street at <br />Oneida Su'eet was retained. The revised street alignment would increase thc number of lots from <br />20 to 25 for an average density of one unit per 2.4 acres. (Thc City Engineer will present an <br />exhibit at the Council meeting which reflects thc proposed changes in the plat). <br /> <br />The plat is being reviewed by the Park and Recreation Commission on August 8 to reaffirrn park <br />dedication requirements.
