Asflcford Company <br />1200 West Highway #13 <br />Burnsville, MN 55337 <br /> <br />Re: Final Plat Review Of Cedar Hills <br /> <br />D~r Tom: <br /> <br />In response to our final plat review dated August 21, 1991, McCombs Frank Roos Associates, <br />Inc. submitted a revision of the proposed final plat for Phase 1 of Cedar Hills. The revised <br />submittal consists of Sheet 2 of 2 dated received by the City on September 3, 1991. The <br />follow4ng is a list of comments resulting from our review: <br /> <br />The approved preliminary plat consists of approximately 55 acres proposed to be <br />subdivided into 1 t4 single family urban residential lots. The development is in compliance <br />with R-1 Urban Residential zoning regulations. <br /> <br />The Ramsey City Council adopted Resolution g90-06-168 on June 12, 1990 approving a 4 <br />phase development plan for Cedar Hills, Windemere Woods, Chestnut Hills and Chestnut <br />Pond. That phasing plan indicates that Phase 1 of Cedar Hills will include 33 single family <br />lots. The proposed final plat for Phase 1 of Cedar Hills contains 35 single family tots. <br /> <br />3. Street prof'fles must be received prior to allowing the plat to be released for recording. <br /> <br />h should be noted that Lot I7 of Block 4 differs significantly from the configuration from <br />which it was proposed in the preliminary plat. This was necessary due to the shifting of <br />Sodium Street approximately 35 feet to the west in order to accommodate riparian setback <br />requirements for the plat to the south (Chestnut Pond Addition). This proposed plat leaves <br />Lot 17 with street frontage along two of its three sides.
