The City has an interest in a portion of <br />this property for the construction of an arterial street. I met with the City's Road <br />and Bridge Committee to discuss the acquisition, and it was their desire to obtain <br />only that land which would be necessary for the construction of our roadway. <br /> <br />With the above goal in mind, I have prepared the enclosed attachment which <br />illustrates the possible alignment of the roadway through Mr. Knutson's <br />property. This alignment would require the acquisition of approximately 235,000 <br />square feet (5.5 acres) for road right-of-way. Approximately 170,000 square feet of <br />this right-of-way would be high ground while the remaining 68,000 would be <br />constructed through the wetlands. The high ground to be acquired for the <br />roadway is highlighted in red on the attachment. In addition, approximately <br />122,000 square feet (2.8 acres) would be located between roadway and wetland, the <br />border of which is highlighted in green. The City would propose acquiring this <br />area which is shaded in yellow on the attachment in addition to the roadway. The <br />City anticipates utilizing this area for constructing wetland needed to replace the <br />wetland lost from the construction of the roadway. <br /> <br />The City would anticipate compensating your client for the land acquired. In <br />1990, the City acquired a considerable amount of similar type land at 7¢ per <br />square foot. Utilizing this unit price for high ground, and 3¢ per square foot for <br />the acquired wetland, your client could realize approximately $23,000 for the <br />acquisition of the land needed by the City. In addition, your client would retain <br />buildable area on the Northeast corner of the property which might accommodate <br />between three to six rural size lots. The exact number would be dependent upon <br />availability of suitable soils for sanitary systems and the future southern <br />extension of Yariolite Street. <br /> <br /> <br />
