4. That the Permit specifically allows for a maximum of nineteen (19) motor vehicles to be <br />displayed at any one time until such time that additional off-street parking spaces are <br />available. No display parking shall be permitted on any street or on any unimproved surface <br />areas. <br />5. That the Permittee agrees to locate the parking spaces for vehicle display and motor <br />vehicle sales tenant spaces furthest from the primary entrance to the building. <br />6. That the total number of employees working on the Subject Property and on Unit 2 CIC <br />No 251 Riverview Office Condo shall be limited by the designed capacity of the septic <br />system. <br />7. The Permittee shall be required to apply for and obtain an amended Conditional Use <br />Permit at such time that additional parking becomes available either on the Subject <br />Property or on the adjacent property located at 7820 Riverdale Dr NW. <br />8. That the Permittee shall be responsible for preparing a perpetual easement for access and <br />shared parking, subject to review and approval by the City, and for recording said easement <br />against the Subject Property and the property at 7820 Riverdale Dr NW should the <br />parking area be expanded. <br />9. That the Permittee shall provide grading and drainage plans to the City for review and <br />approval prior to any parking area expansion. <br />10. That the Permit specifically prohibits the use of outdoor speaker devices. <br />11. That the Permittee shall provide a separate exterior entrance to each tenant space and the <br />Permittee shall be responsible for obtaining any applicable permits from the City to <br />complete these building modifications. <br />12. That the Permittee shall install a sidewalk around the building to provide direct access to <br />each tenant space. <br />13. That the Permittee must comply with public nuisance ordinance requirements related to <br />inoperable vehicles and other public nuisances as outlined in City Code Chapter 30 on the <br />Subject Property. <br />14. That this Permit shall be perpetual in duration as long as the terms are herein complied <br />with. <br />15. That the Permittee shall be responsible for all City costs incurred in administering and <br />enforcing this Permit. <br />16. That the City Administrator, or his/her designee, shall have the right to inspect the Subject <br />Property for compliance and safety purposes annually or at any time, upon reasonable <br />request. <br />RESOLUTION #14-03-047 <br />Page 2 of 3 <br />
