Lasher, President <br />Project: Ramsey Municipal Parking Ramp Renovation <br />Subject: Stage One Fee Proposal <br />Date: January 27, 2014 <br />Revised: February 5. 2014 <br />PROJECT UNDERSTANDING <br />On January 23, 2014, LSA staff and City staff met to discuss enclosing a portion of the <br />Ramsey Municipal Parking Structure for public emergency response vehicles. Work items <br />are anticipated as follows: <br />1. Provide a concrete and masonry walls at grade level within the current facility, for <br />secured parking of up to 10 emergency vehicles. <br />2. Provide a single entry automatic overhead garage door with remote access control <br />and a single man -door entry. A second man -door will be added if necessary for code <br />compliance. <br />3. Provide for the secured parking to be tempered and provide fire sprinklers, <br />mechanical ventilation and additional lighting as required. <br />4. Provide necessary signage and re -striping of existing parking to accommodate this <br />revised use. <br />5. Provide electrical analysis to determine the cost -benefit or removina current metal <br />halide parkina ramp liaht fixtures and replacing with new LED fixtures. Work will <br />include a new photometric analysis to determine desian feasibility as well as cost <br />analysis for both electrical enerav and fixtures. <br />PROPOSAL <br />To advance the overall understanding of the project and to determine a reasonable budget <br />for the construction activities, LSA is proposing that this work be done in two distinct stages <br />as follows: <br />Stage One: LSA will (1) Complete a Preliminary Building Code analysis (State and Local <br />Codes) of the proposed improvements for review by City staff, (2) LSA will prepare a <br />Schematic Level Plan and Elevations of the proposed improvements including all program <br />elements described above, and (3) LSA will prepare a Schematic Level Construction Cost <br />Estimate and Schedule for the work. LSA will complete the above mentioned work elements <br />in three to four weeks for a Lump Sum Fee of $4,500 plus normal reimbursable expenses. <br />This fee includes some preliminary services from an M/E engineer to determine project <br />feasibility and to complete photometric analysis. <br />
