Plann~ Unit Development § 9.20.31 Praliminary Site Plan The prelirniuary site plan shall be drawn at a scale of one inch equals 50 feet, 100 feet, or 200 feet. The submission may be composed of one or more sheets and drawings and shall include: 1. Location of all proposed buildings and their proposed uses; 2. Location of driveways and parking areas (all driveways and parking areas must include curbing); 3. Indicate front, side and rear yard setbacks proposed; 4. Indicate square footage and rt~mensions of all proposed lots; and i.Location of all easements, width and purpose. The landscape plan shall be prepared at a scale of one inch equals 50 feet and shall contain the following information: 1. Indicate areas for bermlng and sodding; 2. Indicate the location of proposed plantings, identify plant materials; 3. Indicate any ex~sting vegetation; and 4. Indicate any trees to be removed. Grading .nd Dr.i~n~e Plnn The grading and drainage plan shall be drawn at a scale of one inch equals 50 feet, 100 feet or 9.00 feet and shall contain the following ~.xisting and proposed ,grades with a rn~nim~rn of two foot contour intervals to a known sea level datnrn; 2. Suf~cient spot elevations on al] proposed hard surface areas; Estimated runof~ of the area based on 10 and 100 year storm events 4. Provisions to carry runoff to the nearest adequate outlet, such as storm drain, natural drainage way, or street; 5. Location of proposed ponding areas, indicating the size and depth of the pond and amount of acre feet of ~,ater to be s~ored; 6. Finished floor elevations of all buildings; 7. Identi~, soils by t)-pe and location, includin~ identi~cation of the water table, and suitability of soil for the proposed development; and $.
