The <br />final plat submittal consists of a the Final Plat, Grading, Drainage, and Erosion Control Plan <br />dated March 21, 2003, Utility and Street Plans dated March 21, 2003, all prepared by Westwood <br />Professional Services, Inc. We offer the following comments: <br /> <br />General: The subject property is 4.81 acres in size and is generally located north of Alpine <br />Dr. between Zuni Street and Yakima Street NW. The final plat is proposing to subdivide an <br />unplatted parcel into 10 single-family lots served by City sewer and water. The preliminary <br />plat for this subdivision was approved by the Ramsey City Council on November 26, 2002. <br /> <br />Zoning: The property is located within the M.U.S.A boundary and is currently zoned R-1 <br />Single Family. The single-family homes shown in the final plat are a permitted use in the R-1 <br />Zoning District. <br /> <br />Density: The Ramsey Comprehensive Plan designates this area for low density single family <br />residential development and Iow density has been established at 3 units per acre. The gross <br />density for the subject property is approximately 2.08 units per acre. Net density, which <br />excludes wetlands and state, county, and MSA roads, has been established at 2.2 units per <br />acre. <br /> <br />Access and Streets: The development will gain access from newly constructed Yakima St. <br />contained in the Highlands at River Park subdivision. The plat proposes t° extend a public <br />street cul-de-sac to serve all 10 of the new lots. The final plat shows the street named Zuni <br />Court. This name conforms to the City's street naming grid. The proposed cul-de-sac is <br />slightly less than 500 feet in length and meets City requirements for length. <br /> <br /> <br />
