Final Plat <br />Highlands at River Park 4th Addition <br />December 12, 2003 <br />Page 2 of 5 <br /> <br />The minimum horizontal curve radius on a minor street is 100 feet. The current plans' show <br />curves with 70 and 80 radii. Please revise the street plan accordingly. <br /> <br />There is no vertical curve shown at station 100+15 where the algebraic difference in grades is <br />7.35%. The minimum is smaller of 100 feet or 20 x the algebraic difference. <br /> <br />o <br /> <br />Lot Size, Dimensions, and Setbacks: All of the lots meet the 10,800 square foot lot area <br />requirement and 80 foot lot width, 90 foot lot width for comer lots, requirement measured at <br />the building setback. The final plat is consistent with the approved preliminary plat. <br /> <br />6. Grading and Drainage: These comments are based on the Grading, Drainage and Erosion <br /> control plan dated March 21, 2003. <br /> <br />Grading is shown off the plat on Highlands at River Park 1st Addition, Block 4, Lots 11, <br />12 and 13. Currently these lots are empty and presumed to be owned by the developer. A <br />written agreement should be prepared that will allow grading on these lots to achieve <br />final grade in the event that the lots are sold prior to construction of this project. <br /> <br />· The proposed drainage and utility easements shown on the plat should be added to the <br /> construction plans. Drainage arrows must be shown on all lots. <br /> <br />Lot 4 is shown as a custom lot. There is 4 feet of grade change across the front of the <br />house pad and the proposed house elevation is shown at the highest elevation. Location <br />of the garage on the north side of the house may require retaining walls. The proposed <br />pad elevation for lot 4 is 4 feet lower than lot 3. Additional detail regarding the house <br />elevations in lots 3 and 4 is required even though they are custom lots since the existing <br />drainage from lot 3 flows across lot 4. <br /> <br />· Please provide drainage calculations to support the HWL elevation shown on the grading <br /> plans. <br /> <br />· The lowest floor elevation for lot 10 in the lot tabulation does not match the lowest floor <br /> elevation shown on the plans. <br /> <br />Easements. The standard 10 foot drainage and utility easements (5 feet on common property <br />lines) are shown on the preliminary plat and must be provided on the final plat. Any wetlands <br />located on the property must als0 be delineated and dedicated as drainage easements. <br /> <br />Utilities.
