TITLE <br />JOHN BUZICK- CUP FOR MOTOR VEHICLES SALES <br />ESCROW # <br />114011 <br />DEPARTMENT: <br />Planning <br />TECHNICAL REVIEWER: <br />Name: Tina Goodroad <br />Phone: 651-967-4537 <br />Email: tina.goodroad@stantec.com <br />We offer the following comments regarding your request for a conditional use permit. <br />General: The request is for a Conditional Use Permit (CUP) to operate a small business <br />"incubator" used car dealer office where individual dealers are provided office space and up to <br />three (3) car stalls on the lot for display to operate their own individual business. The proposal is <br />identical to what you are currently operating on the adjacent property at 7820 Riverdale Drive, <br />which was granted a Conditional Use Permit in 2013; however, this proposal will not include any <br />detailing of vehicles on site. The request is to conduct motor vehicle sales in the existing multi - <br />tenant office condo building at 7850 Riverdale Drive NW (the "Subject Property"). <br />Zoning: The Subject Property is zoned B-2 Highway Business District. The intent of this district is to <br />provide for and limit the establishment of motor vehicle oriented or dependent businesses and convenience - <br />type, high intensity commercial and service activities characteristically located along major traffic carriers. <br />The B-2 Highway Business District allows motor vehicle, implement and recreation equipment sales and <br />services as a conditional use. <br />Site Plan: The intent is to use the existing multi -tenant office building, Riverview Suites, for the <br />proposed motor vehicles sales (individual offices). It is Staff's understanding that you will be <br />purchasing four (4) of the five (5) business condo units on the Subject Property should the <br />Conditional Use Permit be approved. These units will be leased out to individual motor vehicles <br />sales dealers. Initially, seven (7) dealer offices will be offered (within Suite 1), each consisting <br />of approximately 110 square feet. A floor plan has been provided that indicates the location for <br />the first seven (7) offices as well as an additional sixteen (16) offices, once additional parking is <br />available, for a total of twenty-three (23) individual offices related to motor vehicle sales. The <br />floor plan indicates that each tenant space will have its own entrance from the exterior of the <br />building. Please note that a Building Permit will be required for the building modifications <br />(installation of exterior entrances). <br />Parking: The Subject Property has forty-one (41) parking stalls located south and east of the <br />multi -tenant building. The existing building has one condo occupied unrelated to the proposed <br />use and per association by-laws, that existing business (Chiropractor) has access to eight (8) <br />
