developed, and he thinks any conservation will be very hard because of the topography and <br />leveling needed. He recommends that the Commission look at this before making a decision. <br /> <br />Sue Dvorak, 14640 Potassium stated she was also on the Task Force. She indicated there are <br />Siberian Elms on the property, which have been determined to be a nuisance, and she <br />recommends their removal. She also stated there were some oak trees she would like to see <br />moved. <br /> <br />Mr. Kangas stated he is aware the trees are an issue, and they will try to save whenever possible. <br />He indicated there are a significant number of trees that are over 8 inches in diameter and they <br />are identified and will be saved where they can be. He stated the tree mitigation plan is not in <br />effect, but will detail what trees will be saved. He indicated they took a line 100 feet within the <br />property line and have species and sizes for all of that area, which has been provided to the City. <br /> <br />Steve Thurler, 14700 Potassium stated that at the workshop with the City Council, he believes <br />the developer was told to go back to a plan more like the original sketch in the cottage area. He <br />stated he is disappointed with the cottage area and is concerned with the density. He indicated <br />the developer has said the density in the cottage area is the same as the single-family home areas, <br />but he thinks it looks denser. He stated the lot sizes are very small, some not even half of the <br />neighboring lots. He indicated the developer likes to point to Liberty on the Lakes, however this <br />is not Liberty on the Lakes. He indicated those homes are $400,000 to $500,000, not $250,000 <br />as is being proposed for this development. He stated that concerning the drainage pond, he lives <br />on the east side, and with the elevation of the proposed homes, he believes there is a flooding risk <br />to existing homes. He would support a plan to pull water away from existing backyards, and <br />added that better transition of landscaping would be appreciated. <br /> <br />Mr. Bjerstedt stated that they point to Liberty on the Lakes because of the concept, not because of <br />the price range. <br /> <br />Mr. Watson stated that he has a topographical photo that shows the property line and the gap <br />between the trees and his property line. He indicated Sue Dvorak was right, there are some trees <br />in the area that are undesirable, but there are many good. He thinks the developer should choose <br />the trees to keep. He stated that while he did not bring his pictures, he believes there is a group <br />of trees that can be saved for both existing and new owners. He added that the developers have <br />done a great job working with the neighbors, and he is very excited about the development, <br />feeling it will bring value to the city, it just needs a bit more tweaking. <br /> <br />Pete Hoover, 14590 Sunfish Lake Drive stated his issue was with the density. <br /> <br />Chairperson Nixt asked what the revised density was. <br /> <br />Principal Planner Trudgeon indicated it was 3.9 per acre. <br /> <br />Mr. Hoover asked what other developments in the area were. <br /> <br />Planning Commission/February 6, 2003 <br /> Page 14 of 26 <br /> <br /> <br />
