She added that an email had been received from a <br />neighbor opposing the request, which was distributed to the Commission. <br /> <br />Citizen Input <br /> <br />Chairperson Nixt opened the Public Hearing at 7:10 p.m. <br /> <br />Del Fredericks, 7550 158th Avenue read a letter from a neighbor, James Couch of 15800 <br />Traprock Street, who was out of state and unable to attend the meeting. The letter stated that <br />after receiving the notice the resident was struck by the thought the Planning Commission and <br />owner were trying to force the situation by providing such short notice. It indicated the land is <br />already being used for commercial purposes without notice to residents, and is already in <br />violation of the ordinance. It indicated the resident was concerned about drinking water in the <br />area, traffic issues and safety issues involved with a commercial business operating in a <br />residential area. It stated that any pedestrian accident that occurred would be the direct <br />responsibility of the current Commission. <br /> <br />Mr. Fredericks indicated his concerns were the same as his neighbors. He stated that all the <br />surrounding residents were on wells, and the idea of spills of blacktop material poses a concern <br />for him. He indicated the area contains a lot of wetlands, and to allow commercial business <br />poses a threat to area residents. He stated he would like to see the use remain as a gun club only. <br /> <br />Jerry Bauer, property owner, introduced himself and Wes Able, owner of Able Paving and <br />Construction. He indicated his tax statement indicated the property is commercial and industrial <br />use. He stated that the only repair work being done is an occasional oil change, which is <br />performed on a slab of blacktop in the driveway, and asked how it could contaminate well water <br />when it was on the driveway. He indicated he leases this space to Able Paving as a means of <br />paying taxes, not because it is a big money maker for him. He stated he did not realize he had to <br />have an additional permit because he believed the property was zoned commercial based on his <br />tax statement. He advised that the Gun Club brings in 100 cars on busy days and he did not view <br />six trucks as a big addition. <br /> <br />Wes Able indicated he realizes the dump trucks can be slow and was unaware that his trucks are <br />blocking traffic when they turn out of the property. He stated he would be happy to talk to his <br />employees about letting other cars in. He indicated that he does not understand the ground water <br />concern as most people have asphalt driveways so there should not be a difference. <br /> <br />Mr. Bauer stated it was 300 feet to the closest house, and was back in the woods. He indicated <br />he would like to get approval as an interim permit, indicating that Able Paving may not even be <br />there in the summer. He stated he has 155 acres, and it is not congested with six trucks. <br /> <br />Del Howe, 16471 Sapphire indicated he has lived there since 1975, moving to the area because it <br />was mostly country at that point.
