Chairperson Nixt stated the Commission had talked during sketch plat review about tree
preservation. He asked what had been done to address those concerns.

Principal Planner Trudgeon indicated tree preservation was shown on page 87.

Chairperson Nixt asked Commissioner Watson to address the Commission as a citizen and
update the Commission on what has been done to mitigate these concerns.

Eric Watson, 6000 146th Avenue indicated his house was on the bottom right hand corner of the
site map. He stated that at sketch plat review, the plan had trees gutted out. He stated the new
plan seems to echo the comprehensive plan and the trees have been put back in.

Commissioner Brauer stated that looking at the site map on page 38, which has been determined
to be the most up-to-date, the trees are gone, however on the landscape plan on page 87 they are
there. He asked if page 38 was the plan of record.

Principal Planner Trudgeon indicated that with the addition of Tungsten Way, the lots shifted a
little, and it may impact the trees, however he did not know how much.

Mr. Watson indicated the number of maps in the packet made it confusing, as there were many
conflicting plans. He stated that one of the things that is not correct, is the perception that the
trees go all the way to his property line. He stated that the trees start approximately 15 feet off
his property line, with tall grass in between.

Commissioner Brauer stated it looks like the trees are where a proposed lot is, and there would
be no trees.

Mr. Watson stated this was the first time he had noticed this. He thought the trees were there.
I-Ie stated that during the City Council work session, which is disenchanting as they were doing
what the Planning Commission should be doing, the trees moved slightly and the map does not
accurately reflect where they are.

Greg Stolic, 6001 145th Lane indicated he lived in the house marked as 11 on the map. He
agreed with Mr. Watson that the bank of trees ended, then there was approximately 15 feet to Mr.
Watson's property line. He stated the trees go west about four lots, and were very dense, about
the depth of Mr. Watson's lot.

Commissioner Johnson asked what the distance was between the house on the proposed corner
lot and the property line.

Principal Planner Trudgeon indicated about 30 feet.

Commissioner Johnson stated that if you left the trees up there would be about 15 feet to the wall
of the house, which will not work, so the perception on the depth of the trees is deceiving.

Planning Commission/February 6, 2003
