Commissioner Reeve stated it appears they did not redo the tree preservation plan after the City <br />Council work session, and they need to take out lot 14 on the tree preservation plan. <br /> <br />Commissioner Johnson stated this would not help, as the problem exists along the whole side, <br />about four lots. <br /> <br />Chairperson Nixt stated it would help the corner, but not the whole side. <br /> <br />Commissioner Brauer asked if this would help with the landscape plan requirements. <br /> <br />Principal Planner Trudgeon indicated they need more trees, as they are not showing the required <br />number of plantings. <br /> <br />Mr. Watson reminded the Commission that the density ordinance requires keeping trees, not <br />replacing with plantings. <br /> <br />Principal Planner Trudgeon stated that one of the Staff concerns is not having Tungsten Way <br />connected, and to do that they had to shift some lots. <br /> <br />Chairperson Nixt asked for an update on the trails. <br /> <br />Principal Planner Trudgeon indicated the current plan does not show any trails. He stated the <br />east trail was removed fi'om Sunwood Drive to 146th. He stated there is still a trail along <br />Sunwood on the development side, by the drainage pond, and along the east to Tungsten Way to <br />connect it. <br /> <br />Chairperson Nixt asked if it would be part of the Ramsey Trail system. <br /> <br />Principal Planner Trudgeon indicated it would not, it would be maintained by the association. <br />He stated it helps to make a connection to the sidewalks on the north side of the development. <br /> <br />Chairperson Nixt stated it is unlikely the stub would be used for much, and would only be used <br />by the neighbors who are opposing it. He asked about the drainage ponds. <br />City Engineer Jankowski stated that there are three ponds, with the majority of the site draining <br />to the two ponds on the northwest part of the site into two ponds. The third pond is on the east <br />edge of the plot, proposed to drain into the lowest part. He stated there was concern with this <br />third spot because the area around it is wooded, and may not have adequate overflow drainage. If <br />it filled to overflow, there may be a negative impact to the mature trees in the area. He indicated <br />he has been talking to the developer about other options for the east area. <br /> <br />Chairperson Nixt asked if the drainage would go through the development, and asked what <br />impact that would have on the proposed lots. <br /> <br />Planning Commission/February 6, 2003 <br /> Page 10 of 26 <br /> <br /> <br />
