CASE # <br /> <br /> PUBLIC HEARING <br /> <br />REQUEST FOR A VARIANCE TO CONSTRUCT AN ACCESSORY .STRUCTURE <br />CLOSER TO THE FRONT PROPERTY LINE THAN THE PRINCIPAL STRUCTURE; <br />CASE OF CHAD & MELISSA FOSSUM. <br /> By: Chris Anderson~ Community Development Assistant <br /> <br />Background: <br /> <br />Section 9.11.02 of the Ramsey City Code states that no accessory structure shall be constructed <br />closer to the front' property line than the principal structure. Furthermore, Section 9.20.11 states <br />that for lots zoned R1 Single Family Residential (Central Rural Reserve) the front yard setback <br />for accessory structures shall be forty (40) feet or same as the principal structure, which ever is <br />greater. Mr. and Mrs. Fossum are proposing to construct an accessory building with a front yard <br />setback of forty (40) feet (resulting in the accessory structure resting twenty-five (25) feet closer <br />to the front property line than the principal structure) on the property located at 14981 Peridot St. <br />NW. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site Plan <br />c) Pictures of Property <br />d) Proposed Findings of Fact Resolution <br />e) Proposed Resolution to Approve Variance <br />f) Proposed Resolution to Deny Variance <br /> <br />Notification: <br /> <br />In accordance with State Statute, Staff attempted to send notification of the variance request and <br />public hearing to all owners of property within 350 feet of the Subject Property. <br /> <br />Observations: <br /> <br />The subject parcel is approximately 0.83 acres in size and is zoned R-1 Single Family <br />Residential (Central Rural Reserve). City Code has established a front yard setback of forty (40) <br />feet or the same as the principal structure, which ever is greater, in the R-1 Single Family <br />Residential (Central Rural Reserve) district. Moreover, City Code states that no accessory <br />structure shall be nearer the front property line than the principal structure. The principal <br />structure is located approximately sixty-five (65) feet from the front property line. The proposed <br />detached accessory building will be approximately forty (40) feet from the front property line. <br /> <br /> <br />
