The site plan submitted reveals that there are several constraints on the property restricting the <br />applicants from placing the accessory structure in such a manner that it is not nearer the front <br />property line than the principal structure. On the south side of the principal structure, the <br />property slopes steeply down toward 149t~ Avenue. The well is located to the east of the <br />principal structure (rear yard). The northeastern portion of the property contains the septic tank <br />and drain field. <br /> <br />The Fossums were hoping to conserve as much of their side yard as possible and had originally <br />requested a variance for a seven (7) foot front yard setback. However, after an on-site meeting <br />with Staff, they willingly reconfigured the layout of the accessory structure in order to achieve a <br />forty (40) foot front yard setback.
