parking spaces for the motor vehicles sales, seven (7) parking spaces for the initial motor <br />vehicle sales tenants, and nineteen (19) motor vehicle display spaces. <br />4. That the Permit specifically allows for a maximum of nineteen (19) motor vehicles to be <br />displayed at any one time on the Subject Property until such time that additional off - street <br />parking spaces are available. No motor vehicle display parking shall be permitted on any <br />street or on any unimproved surface areas. <br />5. That the Permittee agrees to locate the parking spaces for vehicle display and motor <br />vehicle sales tenant spaces furthest from the primary entrance to the building. <br />6. That the total number of employees working on the Subject Property and on Unit 2 CIC <br />No 251 Riverview Office Condo shall be limited by the designed capacity of the septic <br />system. <br />7. That should the Permittee expand the surface parking on the adjacent property at 7820 <br />Riverdale Dr NW for additional motor vehicle sales offices on the Subject Property, the <br />Permittee will need obtain an amended Resolution #13 -06 -103, which granted approval <br />of a Conditional Use Permit for motor vehicle display on 7820 Riverdale Dr NW, prior to <br />said work beginning. <br />8. That the Permittee shall be responsible for preparing a perpetual easement for access and <br />shared parking, subject to review and approval by the City, and for recording said easement <br />against the Subject Property and the property at 7820 Riverdale Dr NW prior to <br />commencing the surface parking expansion. <br />9. That the Permittee shall provide grading and drainage plans to the City for review and <br />approval prior to any surface parking expansion. <br />10. That the Permit specifically prohibits the use of outdoor speaker devices. <br />11. That the Permittee shall provide a separate exterior entrance to each tenant space and the <br />Permittee shall be responsible for obtaining any applicable permits from the City to <br />complete these building modifications. <br />12. That the Permittee shall install a sidewalk around the building to provide direct access to <br />each tenant space. <br />13. That the Permittee must comply with public nuisance ordinance requirements related to <br />inoperable vehicles and other public nuisances as outlined in City Code Chapter 30 on the <br />Subject Property. <br />14.
