According to the Met Council, Ramsey is projected to transition from almost
entirely residential to a community with significant commercial uses as well as residential uses. Although
districts to the southeast of Ramsey with greater access to the metropolitan freeway system will probably
continue to capture a considerable amount of office and industrial growth in the coming years, the
experience of Coon Rapids indicates that Ramsey could be poised for consistent employment growth due
to its expanding household base. Moreover, if the planned Northstar Commuter Train were to become a
reality with a stop in Ramsey, this will focus regional attention on the area surrounding the station stop,
which would generate additional commercial activity and the potential for more employment.
Not all of the forecasted job growth will result in development of new commercial space since some
industry sectors do not require traditional office or industrial space to house workers. Industry sectors
that typically use office space are Professional and Business Services, FIRE (Finance Insurance and Real
Estate) and a small proportion of Education and Healthcare Services. Industrial space is typically used by
employees in the Manufacturing, Wholesale Trade, and Transportation sectors. Based on metro -wide
forecasts for employment growth by sector, which was presented in Figure 3-25, potential job growth in
Ramsey breaks down into the following commercial space types:
City of Ramsey 2030 Comprehensive Plan Appendix A-32
