City of Ramsey 2030 Comprehensive Plan
Appendix A: Community Background
Figure 3-25 - Potential Job Growth in Ramsey By Type of Sector
2000-2010
Industrial -based jobs (11% of total) 296
Otic -based jobs (40% of total) 1,077
All other jobs (49% of total) 1,319
Fbtential New R arrsey.bbs 2,692
SDurce: Met Coundl; Bonestroo
2010-2020
264
960
1,176
2,400
2020-2030
242
880
1,078
2,200
Using Urban Land Institute (ULI) standards of 250 square feet needed for every office worker and 750
square feet needed for every industrial worker, results in the following potential space needs for Ramsey:
2000-2010: 222,000 square feet of industrial space and 270,000 square feet of office space
2010-2020: 200,000 square feet of industrial space and 240,000 square feet of office space
2020-2030: 182,000 square feet of industrial space and 220,000 square feet of office space.
Total 2000-2030: 604,000 square feet of industrial space and 730,000 square feet of office space
Land Area Projections — Industrial and Office Uses
Translating these projections into land area needed for industrial and office uses, yields the following
acreages. For industrial uses, we assume a floor area ratio (FAR) of 0.4, which means the floor area of a
building is equal to 40% of the total lot area. For office uses, we assume an FAR of 0.3, meaning the
total floor area of all floors in an office building is equal to 30% of the lot area.
Industrial Land Area Projections
FAR 0.4
2007-2010 2010-2020 2020-2030 Total
54 Ft 66,000 200,000 182,000 448,000
Acres 4 11 10 26
Office Land Area Projections
FAR 0.3
2007-2010 2010-2020 2020-2030 Total
3i R 81,000 240,000 220,000 541,000
Acres 6 18 17 41
Projected Demand for Retail in Ramsey
Based on non-residential building permit data from 2002 to 2004 compiled by the Metropolitan Council,
the 7 -County Twin Cities Metro Area has absorbed approximately 11 1 million square feet of retail space
during this three-year period. This translates to an annual average of about 3.7 million square feet.
Demand for retail space is strongly correlated with household growth, which drives consumer spending.
Therefore, much of the forecasted demand for retail in Ramsey will be related to overall household
growth. Although certain forms of retail, such as regional shopping centers, can draw customers from a
very large trade area, the majority of retail space is geared toward neighborhood residents who make
frequent trips to regular stores within a convenient distance of their residence.
City of Ramsey 2030 Comprehensive Plan Appendix A-33
