City of Ramsey 2030 Comprehensive Plan <br />Appendix A: Community Background <br />Based on estimated household growth from 2002 to 2004, which averaged 15,200 new households per <br />year in the 7 -county metro area, the amount of new retail needed for every new household is <br />approximately 250 square feet. Thus, as Ramsey's household base grows so will its need for additional <br />retail space. Not every new household added in Ramsey will directly translate to 250 new square feet of <br />retail space. Some new residents will travel outside of Ramsey to nearby retail destinations in Coon <br />Rapids, Andover, and Anoka for their needs. In addition, it is projected that much of the future household <br />growth in Ramsey will be dominated by older households seeking to downsize their living space. Such <br />households often consume far less than younger households because they no longer have children and <br />already have many household items in place from previous homes. Taking these limiting factors into <br />consideration, it is more realistic to think that 150 square feet of retail space per household is a more <br />appropriate assumption than 250 square feet of space. <br />Therefore, at 150 square feet of retail space demanded for every new household projected to be added in <br />Ramsey over the next 20+ years, the following is anticipated: <br />• 2007-2010: 69,000 to 75,000 square feet of additional retail <br />• 2010-2020: 780,000 to 810,000 square feet of additional retail <br />• 2020-2030: 38,000 to 53,000 square feet of additional retail <br />• Total 2007-2030: 887,000 to 938,000 square feet of retail <br />Land Area Projections — Retail Uses <br />Translating these projections into land area needed for retail uses, yields the following acreages. We <br />assume a floor area ratio (FAR) of 0.22, which means the floor area of a retail building is equal to 22% of <br />the total lot area.
