The <br />applicant shall provide more specific detail on house pad and <br />ability to add a deck, patio or other similar structures on the <br />following lots: <br />1) Lots 3-5; 20 and 30, Block 3; <br />2) Lot 6, Block 2; <br />3) Lots 5-12; 16 Block 4; <br />4) All lots along the southern edge abutting the <br />conservation easement and wetlands. <br />For those lots that will not have enough rear yard for accessory <br />structure, deck, or addition the Applicant shall provide sales <br />documentation that will be provided to these buyers disclosing <br />the fact that certain lots will be limited in ability for a room <br />addition, deck, etc. This communication helps future buyers <br />understand what can and cannot be constructed on the property. <br />Additionally, City Staff desires to discuss potential wetland mitigation opportunities for certain lots in order <br />to create more conducive buildable pads and creating other, higher quality wetlands in other areas. <br />Landscaping: Two trees per dwelling unit are required. Deciduous trees shall be a minimum of one (1) <br />inch caliper and evergreen trees shall be at least five (5) feet in height. While it appears generally that each <br />lot will have two (2) trees planted, many of them indicate that one tree will be planted in the rear year. <br />Each lot shall have two (2) front yard trees. Please update the landscape plan to include two trees in the <br />front yard. <br />• An alternative to Silver Maple should be utilized due to that species tendency to produce surface <br />roots. <br />• A planting detail must be included with the landscape plan (another option is to incorporate the <br />City's tree planting detail). At a minimum, it should state: <br />o Planting depth shall be such that the Pt set of primary roots is at finished grade <br />o Only prune out dead/broken/deformed branches at time of installation <br />o Removal of upper portion of wire basket and burlap after being placed in planting hole if <br />using B & B stock. <br />o 2-4 inches of wood chip mulch shall be included around all trees. Mulch shall not be piled <br />against the trunk of trees. <br />Density Transitioning: The proposed plat is adjacent to an existing larger lot residential neighborhood. <br />These abutting lots are zoned R-1 Residential (Rural Developing) so density transitioning, as required by <br />the ordinance, does not apply as the zoning districts are similar. However, as the existing lots are of a <br />different size and character, some transition should be considered. <br />This site benefits from an existing wetland complex along the entire east property line. This area will serve <br />as a transition to adjoining development. <br />Additionally, the Applicant has proposed a conservation easement that was proposed with the original <br />Sweetbay Ridge along the south property line. This easement would extend along the entire southern <br />property line. The Conservation Easement would maintain the existing vegetative buffer and transition area <br />
