The submittal consists of 5 sheets prepared by Anderson Passe & Associates dated <br />April 29, 2014. <br />General: The submitted major subdivision proposes to plat Outlots A & E, Sweetbay Ridge to <br />create 85 urban single family lots and 2 Outlots. The subject property is generally located south <br />of 161St Ave NW and east of Variolite Street. The eastern border is County Ditch 66. <br />Streets and Access: The development accesses 161St Avenue NW, and Variolite Street NW. <br />Variolite Street is a Municipal State Aid Route, 161st Avenue was constructed with the Sweebay <br />Ridge Development. <br />The streets will be urban section with concrete curb and gutter and bituminous pavement. A <br />sidewalk is generally provided on one side. <br />Outlot A could provide a connection to existing Traprock Street NW if so desired, but not <br />proposed at this time. Please see the Planning Division Technical Report for more information. <br />Outlot B will provide a connection to future developments. These connections will not be <br />constructed until adjacent parcels are developed. <br />Traffic Analysis Report: A traffic generation analysis for the Sweetbay Ridge development has <br />been prepared by Bolton & Menk Inc. which analyzed the impact of this development on the <br />following intersections: <br />1. 161St Avenue NW at Armstrong Blvd. NW (CSAH 83) <br />2. 161St Avenue at Variolite St. NW <br />3. 163rd Ln. NW at Variolite St. NW <br />4. Alpine Dr. NW at Variolite St. NW <br />5. Alpine Dr. NW at Ramsey Blvd. NW <br />
