Review File: Country Club Hills <br />Preliminary Plat Request <br />Engineering Review <br />Page 2 of 3 <br />The proposed new development was estimated to consist of 162 single family residential units. <br />This number included the 85 lots proposed in this Plat. Based on the traffic analysis conducted <br />the recommendations and conclusions are: <br />No immediate improvements are needed on roadways around the development area. <br />The lots in this plat were included in this traffic analysis, a separate study is not required. <br />Grading and Drainage Plans: A final grading and drainage plan has been prepared for this <br />subdivision by Anderson Passe & Associates, P.A. Staff offers the following comments on this <br />plan: <br />1. Lot corner elevations need to be provided on all lot corners and along the centerline of <br />drainage swales which do not coincide with common property lines. The 100 year high <br />water elevations for ponding areas and the FEMA 100 year flood elevations are shown on <br />the plan. All lowest floor building elevations must be two feet above the highest elevation <br />noted. <br />2. Grading plan sheets at 1" = 50' must be added to the set. <br />3. A tabulation of lot elevations with minimum floor elevations and adjacent pond high <br />water levels must be added to the plan. <br />5. The maximum slope should not exceed one foot vertical to four feet horizontal. . <br />6. The font size/ pen weight of labels must be increased to make plan readable. <br />7. Sidewalks are generally shown adjacent to the streets. Sidewalk must be added to <br />Sapphire Street NW between 160th Avenue NW and 161st Avenue NW. <br />8. There are existing homes on lots 1-4, Block 4, Sweetbay Ridge. The grading for lots 2-6 <br />Block 6 of Country Club Hills must maintain the drainage pattern established when the <br />homes were constructed. Larger drainage and utility easements may be required on the <br />new lots <br />A permit from the Lower Rum River Water Management Organization (LRRWMO) will be <br />required. There are wetland impacts associated with this project, additional review time will be <br />required for LRRWMO permit approval. The Sweetbay Ridge project created a wetland <br />mitigation area in area of wetlands 3 and 4. The mitigation area was not maintained, the new <br />permit will include upgrading this wetland mitigation area. <br />Utilities: All lots are proposed to be served by municipal sewer and water. Construction plans <br />and specifications are subject to review of the City Engineering Department. The sanitary sewer <br />in 159th Avenue NW is a trunk line designed to serve properties west of Variolite Street. This <br />line will be eligible for trunk credit. <br />Park Dedication: The park dedication shall be satisfied with a cash payment as was <br />recommended for the preliminary plat of Sweetbay Ridge. <br />
