The intent of this district is to <br />accommodate general industrial activities. The E-1 District allows warehousing and manufacturing uses <br />as a permitted use. A site plan approval is required for all additions within the E-1, Employment District. <br />Site Plan: The site plan indicates the existing building of 10,062 square feet and proposed addition to the <br />south that will total 6,618 square feet. No outdoor storage is proposed for the site. The building <br />addition will accommodate expansion of the existing manufacturing uses. Access to the site will <br />be from Azurite Street NW with an additional driveway on the south side of the site to serve the <br />addition. Full drive circulation will be provided around the building and its expansion. Existing <br />loading docks will remain. <br />The site meets the E-1 Employment District standards for lot size, lot area, lot width and <br />impervious surface. The building addition meets all required building and parking setback <br />requirements. <br />Parking: Required parking is based on the proposed use. The building and expansion will <br />include area for office of 4,200 square feet. The zoning ordinance requires one space for each <br />300 square feet or fourteen (14) spaces. The remaining building area of 12,480 square feet will <br />be manufacturing or warehouse. The zoning ordinance requires one space for each 1,000 square <br />feet of industrial or nine (9) spaces. The total amount of parking required is twenty-three (23) <br />spaces and the applicant is proposing twenty-eight (28). Parking will be located on the east and <br />west sides of the building. <br />Landscaping: Landscaping detail has been added to the site plan. The E-1 Employment District <br />requires one additional tree for each 1,000 sq. ft. of building footprint and one (1) tree for every <br />ten (10) parking stalls. The addition is required to provide eight (8) additional trees. The site plan <br />
