Review File: <br />MMI Precision Expansion Site Plan Review <br />4-14-14 <br />Page 2 of 2 <br />indicates seven (7) new trees proposed at the southwest corner of the site. One (1) additional <br />tree shall be incorporated into the landscape plan to satisfy the overall planting requirements. <br />Tree Removal/Preservation: No information has been provided on tree removal or preservation <br />as a result of grading and construction activities. A tree preservation plan is required of all new <br />developments and expansions. Section 117-327 of the Zoning Ordinance includes all <br />requirements for this plan that shall be completed and approved by the City prior to the issuance <br />of a building permit. <br />Security Fence: A security fence is shown on the plans that will enclose the site from the <br />northwest corner and extending south to the southwest corner. Two gates are planned, one on the <br />north and one on the south to fully enclose this area. Additional detail will be required on the <br />proposed height and type of fence proposed. A permit will be required prior to installation. In <br />addition, access to fence enclosure (key) shall be provided for police and fire. <br />Building Elevations: The elevation plans for the proposed addition indicate colored rock face <br />concrete block in two colors to match the existing building. The proposed addition will include <br />the same accent banding on all four elevations. A new entry is planned on the east elevation of <br />the addition with windows on both sides. Additional windows are also planned on the south and <br />north elevations. The west elevation will include a dock and service door. Staff is supportive of <br />the proposed elevations. <br />Engineering: The applicant has been working closely with the City to refine the site plan to not <br />include any variances. The applicant is requesting flexibility in providing grading and utility <br />plans in a staged submittal. Preliminary grading will be provided prior to the Planning <br />Commission meeting while final grading will be provided prior to the City Council meeting. The <br />City will work with the applicant to review final plan for utilities and storm water management <br />plans prior to issuance of a building permit. <br />Review of the preliminary grading information has been completed. The expansion is proposing <br />to fill in part of the existing stormwater pond. A grading plan is required to show how the new <br />addition and parking areas match the existing site. Stormwater calculations will be needed to <br />reflect the impact of the new addition on the ponding area and how infiltration of the first inch of <br />runoff from the new impervious surfaces will be handled. The pond overflow can be connected <br />to the existing storm sewer in the street. Detailed design of the connection will be required <br />before issuing the building permit. <br />
